Special Report: 2009 NPC & CPPCC SessionsDevelopers may believe there is little connection between sales of priced-capped housing and sales of commercial units. But falling prices for commercial housing are causing some people who had originally signed up for price-capped housing to change their minds.
Officials says the price for affordable houses is cheaper by 20 percent compared with adjacent commercial houses. |
Last year, in a contract signing process of a price-capped housing project in Beijing's Chaoyang district, two thousand buyers gave up the right to choose houses. This happens not only in this project, but all around the city. In general, 20 percent of potential buyers gives up their right to pick. The main reason for giving up is the remote location, and inconvenient traffic.
Sui Zhenjiang, director of BJ Municipal Construction Comm., said, Price-capped houses should be located in places with convenient traffic, for example, along metro lines, big bus lines, and the like.
Besides inconvenient traffic, some people also has the hope that the price for the affordable houses will drop as the price for adjacent commercial houses is dropping. Officials says the price for affordable houses is cheaper by 20 percent compared with adjacent commercial houses. Now the need for affordable houses surpasses supply by a lot.
